Full refund for cancellations made within 24 hours of booking if the check-in date is at least 90 days away, less the credit card processing fee which our credit card processor now charges us for refunding to our guest. We will be deducting 3.5% from the amount initially charged. It is strongly suggested that you only pay the deposit of 30%, as that is easier to refund than larger amounts, which will take a bit more time due to available cash flow.

Please NOTE: We take no pleasure in charging anyone because a situation arises that is beyond their control, so we will do everything we can to open up the calendar and rebook the cancelled dates. There is no guarantee, but we will do our best.

Any cancellation requests for reservations stays of 6 days or less, 90 days or more before arrival are subject to a $75 cancellation, plus credit card processing fees of 3.5% which we are being charged by our credit card processing company who will not reimburse us, otherwise the amount is due in full. We do make ever effort to rebook and will deduct rebooked amount from your invoice. (not guaranteed, the further out the more likely) We will keep you posted once the dates have passed.

For stays of 7 days or more, 50% refund for cancellations made at least 90 days before check-in plus 3.5% credit card company processing fees. No refunds for cancellations made 90 days or less from check-in. However, we will open the calendar and again do our best to rebook(not guaranteed)

Due to our small size we have to maintain a strict cancellation policy. Since we are so small we pay for everything at retail prices. So it is very easy to be put out of business with just one client. We work that close to the edge. Thank for your understanding.

All reservations require a 30% deposit at the time of booking.

We will send you a reminder invoice for the amount due prior to arrival, generally due 10 days prior to arrival which you may charge to your credit card, unless you have made other arrangements. If the invoice is not paid within 4 days of arrival, then we will charge your card from our end.

Trip Insurance is advised for those who wish to protect their trip in the event of an emergency or some unplanned event. (Choose your own insurer or visit the link on the website)

In the event that you desire to pay the balance by check and it does not arrive here at least 30 days prior to your scheduled arrival, then the payment will be billed to your credit card.

Once deposit is received, we will forward you the travel directions, address and any additional info via e-mail.

We reserve the right to refuse service and accommodations to any customer for non-payment or unwillingness to adhere to our policies, and will require them to leave the premises immediately.

Why the Cancellation Policy
We want to thank you for considering staying us. We appreciate that you are taking the time to review the Cancellation Policies.
It is unfortunate, that we have to have a cancellation policy at all, but because we feel we offer a unique experience we want to share with you our reasons for having one.
As a private home, bed and breakfast with only two guest suites, we strive to offer a level of service and uniqueness that is not generally found in our price range. We are not a hotel and as such pay retail for everything that we provide and as such do not have the flexibility to move guests around as the need arises. When we make a commitment to you to provide you the rooms you requested, we take it seriously. We ask that you take it seriously as well. Without your understanding and support we would not be able to be in business very long.
So the cancellation policies are there, mostly as a reminder that consideration and thoughtfulness go a long way. We, at RiverView have enjoyed sharing our place with those who appreciate what we have created. A Home Away From Home in a historic horse drawn firehouse with style and service.
General Cancellations
NOTE: Once you make a reservation you will have 24 hours to cancel, provided it is not 30 days prior to arrival. Your cancellation requests must be in writing via email to be considered valid. We will confirm your cancellation notice via return email. All reservation have a strict cancellation policy, after 24 hours and are no longer refundable, but we will open up the calendar to try and rebook on your behalf.

If we process the credit card that was submitted for the guarantee and it is declined, then we will proceed with legal action via small claims court or debt collection.
Gift Certificate:

RiverView Gift Certificates are non-refundable and non-transferable.

They are good for two years from date of purchase.

Confirmed reservations with Gift Certificates that are canceled within 30 days of arrival, will be charged in full, however, we will do everything possible to re-book so as to not have to charge you.

If re-booked there will be no cancellation fees charged and the accommodation can be used at a later date.
NOTE:

We do not accept third party gift certificate Extra services and charges can not be applied to the Gift Certificate and are the responsibility of the registered Guest.
Long Term Stay Cancellations:

Confirmed Long Term Stays (more than a week) require 90 days cancellation notice before the arrival date.

At that time a 50% deposit for the first 90 or less days of the reservation will be charged to your credit card.

The balance will be due in full 20 days prior to arrival.

Long Term Stays consisting of 90 or more consecutive days will be considered a lease and as such is subject to standard lease agreements policies and no sales tax will be charged. In order to qualify the first 90 days will be charged in advance, after which time a security deposit of one month will be held in escrow till departure and the remaining payments may be made on a monthly basis for the end of the confirmed stay.

A credit card guarantee will be held as security against damages.
NOTE:
RiverView Bed and Breakfast is a private home bed and breakfast with only two guest suites and as such we strive to respect your privacy and provide the most relaxing, enjoyable stay possible for guests, while being away from their own homes.

We are not a hotel and therefore cannot allow parties or groups visiting the facilities that are not registered guests without prior permission.
